The Manager Building Systems and Operations is an integral part of the implementation, management, operation, update and support of all Corporate Facilities systems, which includes the building management system (BMS), Computerized Maintenance Management System (CMMS), Workplace Service Delivery System, data analytics and reporting for the PGA TOUR campus and other locations.

The BMS is the overarching automated control system responsible for monitoring and regulating the mechanical and electrical systems including HVAC (heating, ventilation, air conditioning), lighting, power systems, fire systems and security systems. The CMMS system is the centralized building maintenance and repair platform that optimizes the utilization and availability of assets. Workplace Service Delivery System is the software system that supports the functionality of the campus including visitor registration, space utilization and assignment, and other forward facing modules to assist employees with navigating the campus.

This position is to directly support the identification, research, planning, purchasing, and providing maintenance or upgrades as needed, balancing in house and outsourced resources to ensure all systems are operating at peak efficiency.

QUALIFICATIONS

  • Bachelor’s degree in relevant field required; or 4 years’ equivalent experience.
  • Minimum of 5 years of facility management experience in a commercial corporate setting with Facility Manager supervisory experience
  • Certified Facility Manager (CFM), International Facilities Management Association (IFMA), Facilities Management Administrator (FMA), Building Owners and Managers Institute (BOMI) industry certifications preferred but not required
  • Proven experience in leasing, construction, engineering and all facets of property operation and building management
  • Proficient in financial management including financial tracking, budgeting and forecasting
  • Strong decision making and judgment
  • Proven project management experience
  • Attention to detail and multitasking skills required.
  • Proven experience, and working knowledge of facility controls and Building Management Systems (BMS).
  • Skilled in BMS maintenance and monitoring
  • Excellent written and verbal communication skills.
  • Skilled communicator with ability to gain consensus across all levels of the organization
  • Ability to manage multiple projects at one time, prioritize and meet deadlines
  • Proficient in understanding management agreements and contract language, ability to read and understand construction specifications, blueprints, and single line diagrams
  • Advanced computer and systems knowledge including Microsoft Office Suite (MS Word, Excel, PowerPoint) and AutoCAD
  • Must have, or be able to obtain, a current Florida Driver's License
  • Able to safely operate a utility vehicle such as, but not limited to, golf carts, utility carts, and shuttle carts

RESPONSIBILITIES/DUTIES

  • Responsibility for the day to day management of the PGA TOUR’s NEFL Campus BMS, CMMS and Workplace Service Delivery systems.
  • Assisting with developing, managing and running BMS preventive maintenance programs for multiple sites
  • Using CMMS systems to track and administer all planned and unplanned work related to the BMS
  • Provide  knowledge, guidance and leadership in the development of the BMS
  • Recommend short term to long range project-based objectives and specifying the strategies and actions to achieve them.
  • Design, develop, install and manage system enhancements and upgrades.
  • Assist with the preparation of  operating status reports and budgets as requested.
  • Assist with the compilation and maintenance of  CF software and systems asset inventories and their corresponding contracts.
  • Liaise with organization software suppliers for prompt rectification of any problems or emergencies.
  • Prepare cost estimates for systems equipment or facility upgrades as requested.
  • Provide guidance and advice to leadership or other groups on technical, systems or process-related topics.
  • Provide technical direction, guidance and demonstrated expertise in the development and implementation of the BMS.
  • Provide progress reports and updates on BMS to department head
  • Lead and direct internal staff and contractors in the planned, preventative, and reactive maintenance of the BMS and any system or software upgrades.
  • Identify potential systems software and hardware issues that may lead to unnecessary failure of services, thereby minimizing risk, disruption, and inconvenience to building users.
  • Keep abreast of technical developments particularly associated with new technology in building management systems and in all aspects of the mechanical and electrical disciplines
  • Develop system usage policies and operational procedures.
  • On call 24/7 for emergency response.
  • Develop and encourage team to pursue new tasks and challenges related to overall departmental goals and objectives.
  • Assist with departmental operations, including:  staffing, budget management/ cost containment, and internal communication.
  • Define and communicate clear departmental vision and business objectives to staff members.
  • Special projects or other duties as assigned.
